Where a construction project involves, or is likely to involve, more than one contractor, the client must appoint a Principal Contractor in writing under the Construction (Design and Management) Regulations 2015.

With almost 40 years of experience delivering complex projects in industrial and operational environments, Ambrey Baker provides Principal Contractor services that help ensure construction activities remain coordinated, compliant and carefully managed from the start of the construction phase through to completion.

Managing the Construction Phase

The Principal Contractor prepares, develops and implements the Construction Phase Plan.

This document sets out how teams will manage health and safety during the build and establishes the site rules, risk controls, and management arrangements for the construction phase. The team must review and update the plan as the project progresses.

Our team develops Construction Phase Plans that reflect the realities of live industrial sites, logistics facilities, and food production environments. Each plan addresses project sequencing, access arrangements, temporary works, site logistics, and contractor coordination.

Coordinating Contractors and Site Activities

Construction sites often involve multiple contractors operating at the same time. The Principal Contractor coordinates these activities so teams can work safely and efficiently.

Our role includes:

  • planning and managing the construction phase in accordance with CDM duties
  • coordinating contractors working on the project
  • ensuring site health and safety arrangements are implemented and followed
  • managing interfaces between trades and sequencing construction activities
  • controlling temporary works, access routes, and site logistics
  • monitoring working practices and intervening where standards are not met

This structured approach reduces risk, avoids conflicts between trades, and supports smoother project delivery.

Communication and Collaboration

Effective communication is a core part of the Principal Contractor role. The Principal Contractor must work closely with the Principal Designer, designers, and contractors to ensure that design-stage risks are understood and managed correctly during construction. The role also includes sharing relevant health and safety information and coordinating cooperation across the site team.

Ambrey Baker ensures that health and safety information is communicated clearly to those carrying out the work. Contractors receive the information, instruction, and supervision required to work safely and in accordance with project risk controls.

The Principal Contractor must ensure that suitable welfare facilities are provided and maintained throughout the construction phase. This includes washing facilities, rest areas, drinking water, and sanitary provisions. The role also involves consulting and engaging with workers on health and safety matters during the project.

We ensure that all workers have access to appropriate welfare arrangements and that safe working conditions are maintained as the site evolves. Regular inspections and monitoring help maintain standards throughout the project.

Many of our projects take place within operational industrial and food manufacturing environments where safety, hygiene, and continuity are critical. Our experience enables us to plan construction works carefully around operational constraints while maintaining compliance with CDM requirements.

Clients rely on Ambrey Baker to manage the construction phase professionally, protect the workforce, and maintain high safety standards across every stage of the build.
