Site Remediation – Contaminants & Hazardous Materials

Industrial and commercial sites often contain contaminants or hazardous materials arising from historic industrial processes, fuel storage, chemical use or legacy construction materials.
These conditions can affect soil, groundwater, buildings and buried infrastructure. If unmanaged, contamination presents risks to human health, environmental protection and regulatory compliance.
Ambrey Baker provides technical support for site remediation projects across industrial and operational facilities.
Drawing on almost 40 years of experience working within complex industrial environments, we assess contamination risks affecting land, buildings and infrastructure. Our work helps organisations understand the condition of a site before redevelopment, operational change or property transactions.
Our remediation assessments include the identification of hazardous materials within structures and ground conditions. We coordinate environmental sampling, laboratory testing and specialist investigations to determine the presence and extent of contamination.
This may include hydrocarbons, heavy metals, chemical residues or hazardous construction materials such as asbestos. The potential risks to workers, site occupants and neighbouring environments are carefully evaluated.
All remediation strategies are developed with reference to relevant UK regulatory frameworks, including the Environmental Protection Act 1990, the Contaminated Land (England) Regulations 2006 and the Environment Agency Land Contamination Risk Management (LCRM) Guidance.
Where hazardous materials are present within buildings, remediation planning also considers the requirements of the Control of Asbestos Regulations 2012 and wider health and safety duties under the Health and Safety at Work etc. Act 1974.
Our findings are presented in structured reports that identify contamination sources, define the extent of affected areas and recommend appropriate remediation approaches. These may include material removal, containment strategies, ground treatment or environmental monitoring. The objective is to ensure that remediation works are technically sound, safe to deliver and aligned with regulatory requirements.
Ambrey Baker works with developers, landlords, operators and investors to resolve contamination challenges and return sites to safe and compliant use. Our experience within industrial environments allows us to plan remediation works that integrate with ongoing operations or future development plans while maintaining environmental and safety standards.
